When you decide to choose me as your seller's representation, you can be assured that I will represent YOU. PRICING YOUR HOME
We'll discuss pricing your home in depth. I'll provide comps from your neighborhood and the market in general with my best assessment for you. We'll discuss timing and marketing strategies, and ultimately decide on a number you can be satisfied with.

Pricing your property competitively will generate the most activity from agents and buyers.

Pricing your property too high may make it necessary to drop the price below market value to compete with new, well priced listings.

PREPARING YOUR HOME
You'll want to prepare your home before it hits the market. I'll help you with some tips for your specific home, but in general, start with the basics:

Your exterior is your buyer's first impression - make it good! Trim the hedges, clean up the yard and plant seasonal flowers. Make the front porch warm and inviting.

Declutter - remove loose items off counter tops and the floor when possible. Use fashionable bins or move items offsite. Or better yet, use this time to donate and throw away. You'll be doing it soon when your house sells!

Take down the personal items. Buyers want to imagine themselves in their new home.

Remove important things like medications, guns, valuables, etc.

Consider the smell of your home. Use air freshener or eliminate anything that is causing a bad odor.

Repair items that you know will be an issue to buyers.
ON THE MARKET
Your home is priced right, pictures have been taken and it's now on the MLS. You'll be busy with showings, and I'll be working in the background to keep your listing in front of the right people. Here's a few things you can expect:

A Supra lockbox will be placed on your home so that agents can access your home with their Supra key. Only designated, licensed agents will have this access. This lockbox access help us know which agents entered your home and when, so that we can ensure the proper contact for feedback information.

A customized virtual tour, shared online and among agents.

With the aid of Ebby Halliday, we syndicate our listings out to 700+ search engines (i.e. Realtor.com, Zillow, Trulia, etc.)

I'll contact top Realtors in the area with information on new listings

Property brochures (provided in house, on the MLS, and in the brochure box on yard sign) 93% of homebuyers start on the Internet before ever contacting a Realtor!

I use ShowingTime to book our showing appointments. This service is an easy way to organize and coordinate agents who want to show your home! A ShowingTime representative will contact you (by any means you prefer) to get your permission before scheduling a showing of your home.

Every week, I will call you to discuss both showing activity and Internet activity.
NEGOTIATIONS
You've received an offer! We'll discuss the offer in depth, negotiate with the buyer's agent and execute the contract. This will be a huge hurdle for negotiations, but they're not over yet. Repairs following the inspection are usually something the seller needs to prepare for. Again, I'll be with you every step of the way and give my honest and fair assessment of what is reasonable and necessary.
