STEP ONE - GETTING STARTED​

STEP TWO - THE HOME SEARCH

​

1. Find Your Home

• Search Process, Times available, Auto-search, Builders, and FSBO

 

2. Search Complete / Written offer with Approval letter

• Read your Contract

• Earnest Money - Check made out to the Title Company for (typically) 1% of the sales price. Funds deposited in an Escrow account at the Title Company.

• Option Fee ($200-300) - Check made out directly to the seller. This pays for the Seller to take it off the market for 10 days, while Buyer completes inspections and negotiates repairs. The option period allows you to back out for ANY reason during the this allotted period.

STEP THREE - OPTION PERIOD (10 DAYS)

1. Inspections - Pest, Mechanical, Home, Sewer, and Structural (If possible, be present for the home inspection.)

 

2. Financing - Make certain all financing is in place.

 

3. Insurance - Have the insurance company of your choice verify they will insure the property

STEP FOUR - CONTRACT TO CLOSE

1. Final Approval from your Lender

 

2. Title Commitment

 

3. Appraisal

 

4. Survey (If Needed)

 

5. Funds to Close

• Lender will provide closing documentation regarding the amount

• Certified Check or wire transfer

 

6. Final Walk Through (before closing)

 

7. Closing at the Title Company - Bring: Driver's License, Checkbook, and S.S. #
